Warping, Buckling, and Waves
Run your eyes down a wall at a low angle in the late afternoon light. Boards that look wavy, cupped, or like they're pulling away from the wall at the edges are telling you moisture has already gotten into the material and it's expanding and contracting unevenly. This is one of the more reliable signs of trouble because healthy siding, installed correctly, stays flat.
Peeling or Bubbling Paint
Paint failure on siding almost always means moisture failure underneath it. When paint bubbles, flakes, or peels in sheets rather than just fading, water vapor is pushing out from inside the board or panel. On wood-based products this is often the first visible clue that rot has already started.
The Soft Spot Test: Checking for Hidden Rot
Some of the most serious siding damage doesn't show up as a crack or a stain — it shows up as a texture change. Press firmly on siding, especially near the bottom of walls, around window and door trim, and under decks or porch roofs where wind-driven rain collects. If the material gives, feels spongy, or you can push a screwdriver into it with light pressure, moisture has been sitting in that spot long enough to break down the wood fiber or substrate. By the time siding is soft to the touch, the damage usually extends further than what you can see from the outside, and it's worth having someone check the sheathing behind it before it spreads to framing.
Growth You Shouldn't Ignore: Moss, Algae, and Mildew
A little green tint on north-facing siding is common anywhere in Western Washington and isn't automatically a red flag. What matters is where the growth is happening and how established it's become. Moss and algae that take hold in the seams between boards, around butt joints, or in areas that never seem to fully dry out are a sign that water is staying in contact with the material longer than it should. Over a full moss season, that trapped moisture works against paint film, caulk, and — on wood-based products — the wood itself. Thick, felt-like moss growth (as opposed to a light surface film) usually means the siding in that spot has been wet more often than dry for a while.
Mildew showing up on interior-facing walls, especially in closets or rooms that back up to an exterior wall with a north or shaded exposure, is a different but related signal. It often means moisture is getting through the wall assembly rather than just sitting on the surface.
Signs Inside the House That Point Back to the Siding
Not every siding problem announces itself outside. Some of the clearest signs show up in the living space:
- Water stains or discoloration on interior drywall near exterior walls, especially below windows
- A musty smell in a room that doesn't go away with normal cleaning or ventilation
- Noticeably higher heating bills without a clear cause, which can point to wet or compromised insulation behind failing siding
- Drafts near outlets or baseboards on exterior walls
- Paint or wallpaper that bubbles on an interior wall that backs up to the exterior

Other Signs Worth a Second Look
Nail Pops and Loose Panels
Fasteners backing out of siding, or panels that flex or rattle in wind, usually mean the material has swelled and shrunk enough over time to work the nails loose. It's also common on siding that wasn't fastened to manufacturer spec in the first place.
Gaps at Seams and Corners
Caulk and trim joints open up as houses settle and materials move with temperature and moisture cycles. Gaps here are entry points for both water and, over time, insects.
Insect Activity
Carpenter ants and other wood-boring insects are drawn to siding that's already staying damp. Small holes, sawdust-like debris (frass) at the base of a wall, or visible insect trails are a sign the moisture problem has been going on long enough to attract them.

How urgently you should act often depends on what's on the house now. Different materials fail in different ways and on different timelines, especially in a wet, salt-air climate like ours.
